White Box Vanilla Box Finish

While the specifics of a vanilla box can differ from market to market, generally speaking, spaces done in this minimalistic fashion stand out for what isn’t there. Interior floors, walls, paint, wall coverings, and modernized fixtures are typically not present. What’s there? A roof, outside windows, and doors provide protection from the weather for the inside space of a vanilla box. Lighting, a finished ceiling, an unfinished floor suitable for most types of flooring, and heating, ventilation, and air conditioning systems are typically present, even though they are frequently simple. There may also be restrooms, drinking fountains, hot water, and fire protection.

The “bare bones” of a space are not all that a white box finish is. Although it hasn’t yet been adjusted entirely to meet tenant requirements, much work goes into getting it ready for that point. Exterior walls, windows, and doors, roofing, HVAC, a concrete floor, toilets, hot water, fire protection, basic wiring, and any requirements for accessibility like an elevator or staircase are all included in a finished white box.

Remember that a white box finish is not a finished space that is ready for renters to move in. This offers them an excellent starting point for what they will need, and everything is up to code in terms of accessibility and safety. The tenant is responsible for collaborating with their landlord to make the improvements required for their business.
